At Prestige Lettings & Property Management Limited, we place our landlords at the heart of everything we do. We believe that a close relationship between Agent and Landlord is key to letting properties quickly, efficiently and to the right tenant.  As property management specialists, we know how to manage properties to achieve their maximum potential, whilst ensuring smooth running tenancies, and compliance with the various landlord / tenant laws.

Prestige Lettings & Property Management Limited provides a comprehensive management service designed to meet every need of the Landlord. This includes setting attainable rents, advertising properties to let and a strict tenant selection process, followed by the management and maintenance of the property. In addition we provide a range of services including refurbishments, repairs, cleaning and gardening.

We advertise continuously through a range of media, including press and websites. We receive a large number of enquiries from personal recommendations from those who have experienced our service

We aim to maintain the condition of the property, to carry out a comprehensive quarterly inspection of the property and supply a written report on its condition and where required follow up with maintenance by specialist contractors, with competitive quotations for acceptance by the landlord

What services do you offer?

Full Management Service

Suitable for:

Landlords whose commitments prevent them from managing the property personally.

Landlords living away from the Nottingham area.

Fees:    

50% of the one month’s rent (for the first let) and 9% of the monthly rental      income, per month thereafter.  Any subsequent re-lets are charged at £135.00.

Comprises:

  • Complimentary appraisal of property and potential rental income.
  • Marketing the property, on our website and the Rightmove website.
  • Property list available for enquiries and emailed to local companies.
  • Accompanied viewings.
  • Comprehensive Tenant referencing, including employment and credit reference.
  • Preparation of tenancy agreement.
  • On the commencement date of a Tenancy Agreement we will collect the deposit equal to one month’s rent and the first month’s rent from the Tenant. We hold the deposit in our Deposit Protection Service scheme.
  • Meter readings are taken and we register all tenants for Electricity, Council Tax, Gas and Water.
  • Rents are collected monthly in advance and paid directly into your bank account within 10 days of collection. A monthly statement will be sent to you for your records.
  • Preparation of inventory (to be agreed)
  • We use our reliable In-House Maintenance team to undertake any emergency work and repairs. By employing the same people we have a history of the quality of their work. Our team can undertake general maintenance work, large building projects, plumbing work, gardening work and any other tasks which we feel will improve your property.
  • Quarterly inspection of property and report for landlord.
  • General management.
  • Advise you on compliance for Gas Safety, Energy Performance, Periodic Electrical and Portable Appliance Certificates, and renew them when needed.
  • Re-letting and marketing
  • Both Landlords and Tenants are required to enter into Terms & Conditions with us. This ensures our promises to you and the Tenant’s promises to us. Both copies are available upon request or at the time of registration.

Rent Collection Service

Suitable for:

Landlords whose commitments prevent them from managing the rent collection and associated rent related issues.

Fees:     

50% of the one month’s rent (for the first let) and 7% of the monthly rental    income, per month thereafter.  Any subsequent re-lets are charged at £135.00.

Comprises:

  • Complimentary appraisal of property and potential rental income.
  • Marketing the property, on our website and the Rightmove website.
  • Property list available for enquiries and emailed to local companies.
  • Accompanied viewings.

We have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.

Our bright and effective letting boards attract a considerable amount of interest and can be seen all over Nottingham and Derby.

How do I know if people are looking at my properties?

Monitoring and understanding user activity is vital to ensure you are maximising the return on your investment and ultimately using the right agent.

We issue reports to indicate the number of times your properties have been viewed and the number of leads we have received.

We can generate detailed reports both from our own website and from www.rightmove.co.uk to show how many people are looking at your property. If people are looking, but not following it up, we can assess what the problem is. Perhaps we need to refresh the photos, or even lower the price. We will send these reports to you and using our knowledge and expertise of the area, we can work out the best solution
